Electronic Document Management (EDM) System Certification “PROSPECTS”
In October 2012, after analyzing the system compliance regarding preservation, storage and maintenance of records and registers, the OACIQ found that “Prospects” met the requirements of the normative framework and technical specifications available on the OACIQ website. Therefore, the Organization certified the “Prospects” EDM system.
Brokers may now advertise their membership in the QSC Quality Service Certification Program!
The OACIQ is very happy to inform you that brokers who are members of the QSC Program are now allowed to mention this in their publicity. This program was developed by the Quebec Federation of Real Estate Boards (QFREB). The public website was launched in November.
Electronic Document Management (EDM) Systems Certification
When the new Real Estate Brokerage Act came into force, the OACIQ issued technical specifications for electronic document management systems, including the preservation, archiving and maintenance of records and registers, in accordance with its mission.

Return of the mandatory basic training: Important information for candidates
In an effort to enhance brokers’ skills and address the concerns of real estate professionals, any candidate wishing to take the OACIQ certification exam as of September 1, 2013 must have previously taken and passed a basic training program recognized by the OACIQ.
Mortgage brokers must renew their certificate with the ACAIQ again this year
The Real Estate Brokerage Act will continue to oversee mortgage brokerage in 2006. Thus any person or company carrying out mortgage brokerage activities in 2006 will still be required to hold a real estate broker or agent certificate issued by the Association des courtiers et agents immobiliers du Québec.
In a notice issued in October 2004, the ACAIQ notified its members that the transfer of mortgage brokerage from the ACAIQ to the Autorité des marchés financiers, scheduled for January 1, 2005, had been postponed by at least a year, i.e. to January 1, 2006. Now the government has pushed this deadline back again. The brokerage of loans secured by immovable hypothec will not be removed from the field of application of the Real Estate Brokerage Act and come under the Act respecting the distribution of financial products and services until January 1, 2007.
The representative's certificate
A representative is necessary to a partnership or legal person that is a chartered real estate broker because the holder of the real estate broker’s certificate is the legal entity constituted by the partnership or legal person. The representative’s qualifications allow the legal entity to pursue the activity of broker and engage in brokerage transactions. But what happens if the representative himself wishes to engage in brokerage transactions as a real estate agent or an affiliated real estate broker? He is permitted to act as a chartered real estate agent or affiliated real estate broker on condition that he respects Section 63 of the By-law of the ACAIQ, which requires the representative to personally hold one of these certificates. This is simply one more example of the well-known principle of the legal and practical distinction between legal persons and natural persons.
The certificate renewal period begins soon
Certificate renewal forms will be distributed at the beginning of November. Members who wish to maintain their certificate of practice into force must send the Association their duly completed renewal form and payment before December 15, 2004 for processing prior to January 1, 2005.
As in previous years, the applicant’s information will be pre-printed on the form. Applicants need only verify it for accuracy and indicate any changes that need to be made. You can also check the status of your certificate renewal online at www.acaiq.com.
