Do you know what to do if your client’s immovable is not connected to the municipal sewer system? What do you know about septic systems?

As a real estate broker, in such a situation, you must be able to act according to best practices and respect your ethical obligations. Otherwise, you must seek help, including from another licence holder who has the required skills or from your agency executive officer, as set out in the Regulation respecting brokerage requirements, professional conduct of brokers and advertising (sect. 73).

Selecting “No” under question D9.11 of the Declarations by the seller of the immovable form and entering “unknown system” is not enough. There are many verifications to do with your client and the municipality in order to have a clear picture and be able to provide accurate information to prospective buyers.
