NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON ANDONIOS PAPAGEORGIOU’S LICENCE

NOTICE is hereby given that Andonios Papageorgiou, real estate broker, licence G2598, whose establishment is located in Laval, has had conditions and restrictions imposed on his licence, following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.
On February 9, 2023, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Papageorgiou’s licence:

NOTICE is hereby given that Andonios Papageorgiou, real estate broker, licence G2598, whose establishment is located in Laval, has had conditions and restrictions imposed on his licence, following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.
On February 9, 2023, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Papageorgiou’s licence:
- Within three (3) months of notification of this decision, he must complete the training course entitled “The broker as a self-employed worker,” provided by the OACIQ Continuing Education Department or any other training deemed equivalent by the OACIQ.
- Within 30 days of notification of this decision, the licensee shall send the OACIQ Registry Service proof of his registration for the training mentioned in paragraph (a).
- The licensee shall be prohibited from carrying on activities on his own account and from being designated as agency executive officer and/or from acting as one until the next decision of the Committee;
- Until the next decision of the Committee, the licensee shall enter into and maintain a written agreement with the agency within which he carries on his activities to the effect that the latter holds in trust the GST and QST payable to him in the course of his real estate brokerage activities, until he is required to remit them along with his tax return.
- Until the next decision of the Committee, the licensee shall enter into and maintain a written agreement with the agency within which he carries on his activities to the effect that the latter holds in trust a minimum of 25% of his remuneration to pay his taxes, until he is required to remit it upon presentation of his notices of assessment, or in order to make instalment payments.
- A copy of the agreement mentioned in paragraphs (d) and (e) shall be sent to the OACIQ Registry Service within thirty (30) days of the notification of this decision.
- In the event of any agency change, the licensee must enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
- The licensee shall send proof of application for his new GST/QST numbers to the OACIQ Registry Service within 30 days following notification of this decision; he shall then provide proof of the obtainment of his new GST/QST numbers.
- The licensee shall forward any documents filed in his bankruptcy record to the Organization's Registry Service no later than 30 days following the date of filing.
- Within 90 days following notification of this decision, the licensee shall send the Organization’s Registry Service a copy of the following documents:
- His original notices of assessment from both levels of government for the years 2013 to 2015;
- New assessment notices following the tax audit of both levels of government for the years 2013 to 2015;
- The payment agreement he had with both levels of government before his bankruptcy;
- The originating application in case 500-80-039848-198;
- Notice of disclosure and exhibits in case 500-80-039848-198;
- The defence in case 500-80-039848-198;
- The letter filed on January 24, 2022, in case 500-80-039848-198;
- Proofs of creditors' claims regarding his bankruptcy.
- The licensee's case is set for September 7, 2023, at 9:15 am.
Should Mr. Papageorgiou fail to comply with the above conditions and restrictions, his right to engage in professional real estate brokerage activities shall be suspended until he does so.
This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences.
The decision became enforceable on March 23, 2023.
