NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON THIERRY LALLEMENT’S LICENCE

NOTICE is hereby given that Thierry Lallement, residential real estate broker, licence number H4032, whose establishment is located in Mirabel has had conditions and restrictions imposed on his licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2) of the Real Estate Brokerage Act (CQLR, c. C-73.2).
On April 21, 2021, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Lallement’s licence:
That it is appropriate to issue a licence to the applicant with the following conditions and restrictions :
a) Within six (6) months following his licence issuance, he shall complete the training entitled “The broker as a self-employed worker”, provided by the OACIQ Continuing Education Department or any other equivalent training accredited by the OACIQ, in addition to courses that he must take to meet his continuing education obligations;
b) For a period of two (2) years following his licence issuance, prohibiting him from carrying on activities on his own account and from being designated and/or from acting as agency executive officer;
c) For a period of two (2) years following his licence issuance, he shall enter into and maintain a written agreement with the agency within which he carries on his activities to the effect that the latter holds in trust the GST and QST payable to him, as a real estate broker, until he is required to remit them to government authorities; The sums withheld by the agency for this purpose shall be remitted to the applicant upon the filing of his tax return;
d) For a period of two (2) years following his licence issuance, he shall enter into and maintain a written agreement with his agency executive officer regarding follow-up meetings;
e) The summary of the follow-up meetings must be recorded in writing and include the difficulties, achievements, and corrective measures to be taken by the applicant in his real estate brokerage practice;
f) These meetings shall take place at least four (4) times during the applicant's first year of practice and twice during his second year;
g) The minutes of these meetings must be sent to the OACIQ Registry Service no later than the following dates:
i. July 30, 2021
ii. October 29, 2021
iii. January 31, 2022
iv. April 29, 2022
v. October 31, 2022
vi. April 28, 2023
h) A copy of the agreements mentioned in paragraph c) and d) shall be sent to the OACIQ Registry Service, within thirty (30) days following the issuance of the applicant’s licence;
i) In the event of any agency change during the period mentioned in paragraph b), the applicant must enter into an agreement under the same conditions as the agreements mentioned in item c) and d) with the new agency and send a copy thereof to the OACIQ Registry Service, within 30 days following the agency change;
Should Mr. Thierry Lallement fail to comply with the above conditions and restrictions, his right to engage in real estate brokerage activities shall be suspended until he does so.
This notice became enforceable on June 25, 2021.
This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r. 3).
