NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON HÉLOISE MANUELLE DURANCEAU-LAPOINTE’S LICENCE

NOTICE is hereby given that Héloise Manuelle Duranceau-Lapointe, residential real estate broker, licence number J0380, whose establishment is located in Montreal has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (3) of the Real Estate Brokerage Act.

On October 12, 2022, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Héloise Manuelle Duranceau-Lapointe:

a. For a period of 24 months following her licence issuance, prohibiting her from carrying on activities on her own account and from being designated as agency executive officer and/or from acting as one.

b. For her first five transactions, or if not, during the 12 months following her licence issuance, she must be under the direct supervision of her agency executive officer, or an experienced real estate broker designated by her agency executive officer.

c. The periods referred to in paragraphs (a) and (b) shall end when she accumulates the specified periods  as an active real estate broker’s licence holder;

d. The periods referred to in paragraphs (a) and (b) shall be suspended in the event she suspends or revokes her real estate broker's licence.

e. Within 30 days following her licence issuance, she shall send a letter to the Organization’s Registry Service in which her agency executive officer undertakes to carry out the supervision referred to in paragraph (d).

f. In the event of any agency change before the completion of the five transactions or otherwise of the 12 months following her licence issuance, the applicant shall send a letter from her new agency executive officer stating that he undertakes to provide the supervision referred to in paragraph (b) within 30 days of the agency change.

Should the applicant fail to comply with the above conditions and restrictions, her right to engage in real estate brokerage activities shall be suspended until she does so.

This notice became enforceable on November 9, 2022.

This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences.
