NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS ON HOUDA FADIL’S LICENCE

Notice is hereby given that Houda Fadil, residential real estate broker, licence number H4531, whose establishment is located in Lachine, has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2) of the Real Estate Brokerage Act.

On August 14, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Ms. Fadil’s licence :
 
  1. Within 6 months of notification of this decision, the applicant must complete the training activity entitled The broker as a self-employed worker provided by the OACIQ Training Department.
     
  2. Within 30 days of notification of this decision, the applicant shall send proof of her registration for the training activity mentioned in paragraph (a) to the OACIQ Registry Service.
     
  3. Within 3 months of notification of this decision, the applicant must take the training activity McGill Personal Finance Essentials and send proof thereof to the OACIQ Registry Service.
     
  4. The applicant shall be prohibited from carrying on real estate brokerage activities on her own account from notification of this decision until 36 months after her licence issuance.
     
  5. Until 36 months after her licence issuance, she shall be prohibited from carrying on real estate brokerage activities within a business corporation.
     
  6. Until 36 months after her licence issuance, the applicant shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter retains the GST and QST payable to her, until she is required to remit them upon transmission of her tax return to be kept in the agency's file.
     
  7. Until 36 months after her licence issuance, the applicant shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter holds a minimum of 20% of her remuneration for the purpose of paying her taxes, until such time as she is required to remit it upon transmission of a copy of her notices of assessment, or for the purpose of making instalment payments.
     
  8. In the event of any agency change during the period referred to in this decision, the applicant shall enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
     
  9. The applicant shall send the Organization’s Registry Service a copy of her federal and provincial notices of assessment for the period from July to December 2024, as well as proof of payment, within 30 days following her licence issuance. 
  10. The applicant shall send any modification to her file to the Organization’s Registry Service within 7 days of the date the modification took place.
     
  11. The 36-month period shall end only upon its completion with an active real estate broker's licence.
     
  12. The 36-month period shall be suspended in the event the applicant suspends or revokes her real estate broker's licence.
If Ms. Fadil fails to comply with the conditions and restrictions imposed, her right to engage in real estate brokerage activities shall be suspended until she does so.

This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.

The decision became enforceable on February 1st, 2026.
