NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS ON NICOLAS URI’S LICENCE

Notice is hereby given that Nicolas Uri, residential real estate broker, licence number J4534, whose establishment is located in Westmount, has had conditions and restrictions imposed on his licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2) of the Real Estate Brokerage Act.

On September 26, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Uri’s licence:
  1. Within 6 months of his licence issuance, the applicant must complete the training course entitled “The broker as a self-employed worker,” provided by the OACIQ Training Department.
  2. Within 30 days of his licence issuance, the applicant shall send the OACIQ Registry Service proof of his registration for the training mentioned in paragraph (a).
  3. Within 6 months of his licence issuance, the applicant must take the training course "McGill Personal Finance Essentials" and send proof thereof to the OACIQ Registry Service.
  4. The applicant shall be prohibited from carrying on real estate brokerage activities on his own account from his licence issuance date until 36 months after his discharge from bankruptcy.
  5. From his licence issuance date until 36 months following his discharge from bankruptcy, the applicant shall be prohibited from carrying on real estate brokerage activities within a business corporation.
  6. From his licence issuance date until 36 months following his discharge from bankruptcy, the applicant shall enter into and maintain a written agreement with the agency within which he carries on his real estate brokerage activities to the effect that the latter retains the GST and QST payable to him until he is required to remit them upon transmission of his tax return to be kept in the agency's file.
  7. From his licence issuance date until 36 months following his discharge from bankruptcy, the applicant shall enter into and maintain a written agreement with the agency within which he carries on his real estate brokerage activities to the effect that the latter holds a minimum of 25% of his remuneration for the purpose of paying his taxes, until such time as he is required to remit it upon transmission of a copy of his notices of assessment, or for the purpose of making instalment payments.
  8. A copy of the agreement mentioned in paragraphs (f) and (g) shall be sent to the OACIQ Registry Service within 30 days of his licence issuance.
  9. Should the applicant not be discharged from his bankruptcy by January 11, 2026, his file will be resubmitted to the Committee.
  10. Should there be opposition to the applicant's discharge, his file will be resubmitted to the Committee.
  11. The applicant shall forward his bankruptcy discharge certificate to the OACIQ Registry by February 11, 2026, at the latest.
  12. Within 30 days following his licence issuance, the applicant shall send the OACIQ Registry Service a signed undertaking from a real estate broker with 5 years’ experience or more who is not a family member, appointed by the agency executive officer, by which the broker undertakes to supervise the applicant according to the supervision plan in place for the first 10 transactions and for 12 months following his licence issuance.
  13. The applicant shall send the follow-up report drawn up in accordance with the supervision plan to the Organization’s Registry Service every three months.
  14. The real estate broker appointed by the aforementioned agency executive officer shall send a letter to the Organization’s Registry Service after the first 10 transactions and for 12 months following the applicant’s licence issuance, confirming that the applicant is able to continue on his own; otherwise, the condition will be renewed until the said letter is received.
  15. In the event of any agency change during the period referred to in this decision, the applicant shall enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
  16. All the periods mentioned in this decision shall end only upon the completion of such periods with an active real estate broker's licence.
  17. All the periods mentioned in this decision shall be suspended in the event the applicant suspends or revokes his real estate broker's licence.

Should Mr. Uri fail to comply with the above conditions and restrictions, his right to engage in professional real estate brokerage activities shall be suspended until he does so.

This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.

The decision became enforceable on October 1st, 2025.
