NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS ON YUJUAN CHEN’S LICENCE

Notice is hereby given that Yujuan Chen, residential real estate broker (licence J5789), whose establishment is located in Montreal, has had conditions and restrictions imposed on her licence, following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (5°) of the Real Estate Brokerage Act.

On November 6, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Ms. Chen’s licence:
  1. For up to 12 months following her licence issuance, she shall be prohibited from carrying out real estate brokerage activities on her own account.
  2. Within 30 days following her licence issuance, the applicant shall send the OACIQ Registry Service a signed undertaking from a real estate broker with 5 years’ experience or more who is not a family member, appointed by the agency executive officer, by which the broker undertakes to supervise the applicant according to the supervision plan in place for the first 10 transactions and for 12 months following her licence issuance.
  3. The applicant shall send the follow-up report drawn up in accordance with the supervision plan to the Organization’s Registry Service every three months.
  4. The real estate broker appointed by the aforementioned agency executive officer shall send a letter to the Organization’s Registry Service, following the 12-month period, confirming that the applicant is able to continue on her own; otherwise, the condition will be renewed until the said letter is received.
  5. In the event of any agency change during the period referred to in this decision, the applicant shall enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
  6. All the periods mentioned in this decision shall end only upon the completion of such periods with an active real estate broker's licence.
  7. All the periods mentioned in this decision shall be suspended in the event the applicant suspends or revokes her real estate broker's licence.
Should Ms. Chen fail to comply with the above conditions and restrictions, her real estate broker's licence shall be suspended until she does so. 

This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.

The decision became enforceable on March 9, 2026.
