NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON JULIE DESJARDINS’ LICENCE

Notice is hereby given that Julie Desjardins, full-service real estate broker (licence E8464), whose establishment is located in Laval, has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.
On July 17, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Ms. Desjardins’ licence:
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.

Notice is hereby given that Julie Desjardins, full-service real estate broker (licence E8464), whose establishment is located in Laval, has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.
On July 17, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Ms. Desjardins’ licence:
a. For 36 months following the notification of this decision, the licensee shall be prohibited from carrying on real estate brokerage activities on her own account.
b. For 36 months following the notification of this decision, the licensee shall be prohibited from carrying on real estate brokerage activities within a business corporation.
c. For 36 months following the notification of this decision, the licensee shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter retains the GST and QST payable to her until she is required to remit them upon transmission of her tax return to be kept in the agency's file.
d. Up to 36 months following notification of this decision, the licensee shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter holds 20% of her remuneration for the purpose of paying her taxes, until such time as she is required to remit it, upon transmission of a copy of her notices of assessment, or for the purpose of making instalment payments.
e. A copy of the agreement mentioned in paragraphs (c) and (d) shall be sent to the OACIQ Registry Service within thirty (30) days of notification of this decision.
f. The licensee shall send a copy of her 2025 federal and provincial notices of assessment to the OACIQ Registry Service, in addition to proof of filing and payment of her GST/QST returns, no later than June 30, 2026.
g. Within 30 days following notification of this decision, the licensee shall send the OACIQ Registry Service a signed undertaking from a real estate broker with 5 years’ experience or more who is not a member of her family, appointed by the agency executive officer, by which the broker undertakes to supervise the licensee according to the supervision plan in place, for 60 months following notification of this decision.
h. The licensee shall send the follow-up report drawn up in accordance with the supervision plan to the Organization’s Registry Service every three months.
i. The real estate broker appointed by the aforementioned agency executive officer shall send a letter to the Organization’s Registry Service, following the 60-month period, confirming that the licensee is able to continue on her own; otherwise, the condition will be renewed until the said letter is received.
j. The licensee shall send the OACIQ Registry Service proof of filing and payment of her subsequent GST/QST returns for 2025 and 2026 on their due dates:

k. In the event of any agency change during the period mentioned in paragraphs (c) and (d), the licensee must enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
l. All the periods mentioned in this decision shall end only upon the completion of such periods with an active real estate broker's licence.
m. All the periods mentioned in this decision shall be suspended in the event the licensee suspends or revokes her real estate broker's licence.
If Ms. Desjardins fails to comply with the conditions and restrictions imposed, her right to engage in real estate brokerage activities shall be suspended until she does so.l. All the periods mentioned in this decision shall end only upon the completion of such periods with an active real estate broker's licence.
m. All the periods mentioned in this decision shall be suspended in the event the licensee suspends or revokes her real estate broker's licence.
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
