NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS ON LOUIS-PHILIPPE GIRARD’S LICENCE

Notice is hereby given that Louis-Philippe Girard, residential real estate broker, licence number G9037,whose establishment is located in Montreal, has had conditions and restrictions imposed on his licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.
On August 14, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Girard’s licence:
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
The decision became enforceable on October 22, 2025.

Notice is hereby given that Louis-Philippe Girard, residential real estate broker, licence number G9037,whose establishment is located in Montreal, has had conditions and restrictions imposed on his licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.
On August 14, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Girard’s licence:
- Within 6 months of notification of this decision, the licensee must complete the training activity entitled The broker as a self-employed worker provided by the OACIQ Training Department.
- Within 30 days of notification of this decision, the licensee shall send the OACIQ Registry Service proof of his registration for the training mentioned in paragraph (a).
- Within 3 months of notification of this decision, the licensee must take the training activity McGill Personal Finance Essentials and send proof thereof to the OACIQ Registry Service.
- The licensee shall be prohibited from carrying on real estate brokerage activities on his own account from notification of this decision until 36 months after his discharge from bankruptcy.
- The licensee shall be prohibited from carrying on real estate brokerage activities within a business corporation from notification of this decision until 36 months after his discharge from bankruptcy.
- As of the notification of this decision until 36 months following his discharge from bankruptcy, the licensee shall enter into and maintain a written agreement with the agency within which he carries on his real estate brokerage activities to the effect that the latter retains the GST and QST payable to him until he is required to remit them upon transmission of his tax return to be kept in the agency's file.
- As of the notification of this decision until 36 months following his discharge from bankruptcy, the licensee shall enter into and maintain a written agreement with the agency within which he carries on his real estate brokerage activities to the effect that the latter holds a minimum of 20% of his remuneration for the purpose of paying his taxes, until such time as he is required to remit it upon transmission of a copy of his notices of assessment, or for the purpose of making instalment payments.
- A copy of the agreement mentioned in paragraphs (f) and (g) shall be sent to the OACIQ Registry Service within 30 days of notification of this decision.
- In the event of any agency change during the period referred to in this decision, the licensee shall enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
- The licensee shall send the Organization’s Registry Service a copy of his federal and provincial notices of assessment and proof of filing of his GST/QST return, as well as proof of payment of the above-mentioned amounts, no later than August 15 of each tax year, as of 2026 until 36 months after his discharge from bankruptcy.
- Should the licensee not be discharged from his bankruptcy by June 11, 2026, his file will be resubmitted to the Committee.
- Should there be opposition to the licensee's discharge from bankruptcy, his file will be resubmitted to the Committee.
- The licensee shall provide the OACIQ Registry Service with proof that he has reimbursed the amounts owed to the bankruptcy trustee by July 11, 2026, at the latest.
- The licensee shall forward his bankruptcy discharge certificate to the OACIQ Registry Service by July 11, 2026, at the latest.
- The 36-month period shall end only upon its completion with an active real estate broker's licence.
- The 36-month period shall be suspended in the event the licensee suspends or revokes his real estate broker's licence.
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
The decision became enforceable on October 22, 2025.
