NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS ON KATIA GAGNON’S LICENCE

Notice is hereby given that Katia Gagnon, full-service real estate broker (residential brokerage), licence number J0206, whose establishment is located in Saint Laurent, has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.

On October 9, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Ms. Gagnon’s licence:

Within 6 months of notification of this decision, the licensee must complete the training activity entitled The broker as a self-employed worker provided by the OACIQ Training Department.
  1. Within 30 days of notification of this decision, the licensee shall send proof of her registration for the training course mentioned in paragraph (a) to the OACIQ Registry Service.
  2. Within 6 months of notification of this decision, the licensee must take the training activity McGill Personal Finance Essentials and send proof thereof to the OACIQ Registry Service.
  3. From notification of this decision until 48 months after her discharge from bankruptcy, the licensee shall be prohibited from carrying on real estate brokerage activities on her own account.
  4. From notification of this decision until 48 months after her discharge from bankruptcy, the licensee shall be prohibited from carrying on real estate brokerage activities within a business corporation.
  5. From notification of this decision until 48 months after her discharge from bankruptcy, the licensee shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter holds the GST/QST payable to her until she is required to remit them, upon filing of her tax return to be kept in the agency’s records.
  6. From notification of this decision until 48 months after her discharge from bankruptcy, the licensee shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter holds a minimum of 20% of her remuneration for the purpose of paying her taxes, until such time as she is required to remit it upon transmission of a copy of her notices of assessment, or for the purpose of making instalment payments.
  7. A copy of the agreement mentioned in paragraphs (f) and (g) shall be sent to the OACIQ Registry Service within 30 days of notification of this decision.
  8. In the event of any agency change during the period referred to in this decision, the licensee shall enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
  9. Should the licensee not be discharged from her bankruptcy by March 17, 2026, her file will be resubmitted to the Committee.
  10. The licensee shall forward her bankruptcy discharge certificate to the OACIQ Registry Service by April 17, 2026, at the latest.
  11. The 48-month period shall end only upon its completion with an active real estate broker's licence.
  12. The 48-month period will be suspended if the licensee suspends or revokes her real estate broker’s licence.
If Ms. Gagnon fails to comply with the above conditions and restrictions, her right to engage in real estate brokerage activities shall be suspended until she does so.

This notice is given in accordance with section 33 of the Regulation respecting broker’s
and agency licences.

The decision is enforceable as of February 5, 2026.
