NOTICE OF IMPOSITION OF CONDITIONS ON
MATHURIN (HAPPI SANKARA) KEUNDJEU’S LICENCE
NOTICE is hereby given that Mathurin (Happi Sankara) Keundjeu, residential real estate broker (licence G6336), whose establishment is located in Chambly, had conditions imposed on his licence, in accordance with the decision of the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), made on November 7, 2018, pursuant to section 38 (3) of the Real Estate Brokerage Act (CQLR, c. C-73.2).
The Licence Issue and Maintenance Committee imposed the following conditions on Mr. Keundjeu’s licence:
a) Within 30 days following the notification of the decision, he shall forward to the OACIQ Registry Service an agreement entered into with the agency executive officer, by which the agency undertakes to specifically supervise and oversee his practice, until the syndic or assistant syndic decides not to file a complaint or until the Discipline Committee renders a final decision.
b) Within 60 days following the notification of the decision, he shall forward to the OACIQ Registry Service the oversight plan applicable until the syndic or assistant syndic decides not to file a complaint or until the Discipline Committee renders a final decision, which must specifically include:
1) verifying his brokerage contract records before an immovable or enterprise can be put on the market;
2) verifying transactions and monitoring their progress and, more specifically, a detailed account of his visits;
3)supervising his development by scheduling regular meetings and making sure he completes training activities that are relevant and related to his obligations.
c) Every six (6) months for the term of the agreement, the executive officer of the agency within which he carries on his activities shall report in writing to the OACIQ Registry Service on the compliance of his practice, including on:
1) whether he is collaborating to allow the agency to properly discharge its supervision and oversight duty;
2) whether he is complying with the rules by which he is governed.
e) In the event of an agency change, a new agreement and a new supervisory plan shall be entered into with the new agency’s executive officer, under the same conditions, and be forwarded to the OACIQ Registry Service within ten (10) days of the change.
In the event that Mathurin (Happi Sankara) Keundjeu fails to comply with any of the above conditions, his licence shall be suspended until he does so.
This decision remains valid until the syndic or assistant syndic decides not to file a complaint or until the Discipline Committee renders a final decision.
This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r. 3).
