Welcome to the 2024 OACIQ Open House

Meeting and discussing is essential!

The Organisme d'autoréglementation du courtage immobilier du Québec (OACIQ) invites all those interested in real estate, including current or future homeowners, buyers or sellers, to an information and discussion forum.

You will be able to ask representatives of the real estate brokerage regulator all your questions, attend mini-conferences and discover the information and awareness tools made available to consumers by the OACIQ.

It is not necessary to have a current purchase or sale transaction and no solicitation will be made. This is a great opportunity to discuss with the OACIQ, which oversees real estate brokerage licensees and implements public protection measures.

The 2024 OACIQ Open House is for anyone who is directly or indirectly involved in real estate transactions, especially homeowners and prospective homeowners. Real estate brokerage students or anyone who wants to learn more about this field are welcome. In addition, the OACIQ is hiring!

Visitors will be able to attend seven workshops:


Everything you need to know about a real estate transaction
Answers to your questions on the steps of a real estate transaction, the promise to purchase and the protections that should not be overlooked.


What is the real estate broker’s role and how to check his record?
Answers to your questions on the tools used to check a real estate broker's record, to understand his/her obligations toward you and the agency executive officer's role.


How does the Real Estate Brokerage Act protect you?
Answers to your questions about complaints, possible compensation, the disciplinary process and the OACIQ's role in rare cases where issues arise during your transaction.


 

Option consommateurs is a non-profit association that has been defending consumers' rights and interests for over 40 years. It has a keen interest in issues relating to personal finances, commercial practices, financial services, privacy protection, energy, debt and access to justice.    
 
Come meet its budget advisors who will answer your questions about the expenses to be expected when purchasing a property. They will also share their budget grid, an essential tool for sound personal finance management.


The Association des professionnels de la construction et de l'habitation du Québec brings together over 20,000 companies in 13 regional associations. As a housing and renovation specialist, the APCHQ is committed to being a rallying force of change, promoting housing sustainability and quality for Quebec society. One of their representatives will be present at the Open House, so come meet him!   


 

The notary is a key player in your real estate transactions. His advice will help you avoid many missteps that could lead to costly disputes. He performs many verifications so that you can enjoy your property with peace of mind. To help you find your way through, make better choices and protect yourself, come meet Ms. Josée Lestage who will answer all your questions.


The mission of the Garantie de construction résidentielle (GCR) is to administer the guarantee plan for new residential buildings in Québec and to protect buyers. It is committed to improving the quality of residential construction. Its Board of Directors includes professionals from the engineering, architecture and law fields, as well as representatives of government bodies, consumer associations and building contractors. Who pays what in a real estate transaction?

Who pays for the fees of the notary, the pre-purchase inspection or the issuance of an up-to-date certificate of location? Under what circumstances must a buyer pay compensation to a real estate broker? This conference provides an overview of the costs involved, including notary fees, and who will pay for them.

Buying with full knowledge of the facts and selling with complete transparency: What should I do as a buyer or seller?

Why should a Declarations by the seller of the immovable form be completed? What documents should be provided? Why should I have a pre-purchase inspection conducted and what to expect from it? What should I do to protect myself when purchasing a new home? See how the OACIQ, APCHQ and GCR can help you make informed purchases. Learn more about real estate brokers' obligations and their network to help you protect the most important investment of your life!

The double representation ban and conflicts of interest: What are they and how could they affect my transaction?

Since June 2022, real estate brokers can no longer represent both a seller and a buyer for the same property. In this conference, you will learn more about the practical implications of this rule. You will also learn about your broker's responsibilities when representing you, compared with the fair treatment you would receive if you were not represented by a broker.

FICI and FARCIQ, what is the difference?

What is the Real Estate Indemnity Fund (FICI)?  What protection does it offer consumers who do business with a real estate broker or agency and under what circumstances can they turn to it?  What is the difference between FICI and the Fonds d'assurance responsabilité professionnelle du courtage immobilier du Québec (FARCIQ)?  Find out more about the protection mechanisms available to you under the Real Estate Brokerage Act and the circumstances in which they apply.
