NOTICE OF SUSPENSION AND IMPOSITION OF A RESTRICTION ON
ROYA ESFAHANI’S LICENCE (D2834)

Be advised that on February 3, 2023, the OACIQ Discipline Committee ordered that the real estate broker licence of Ms. Roya Esfahani, whose establishment is located in Kirkland, be suspended from February 16 to July 15, 2023, for committing the following offences:

Count 1: On or about November 9, 2018, and December 19, 2019, concerning the sale of an immovable, refused and/or neglected to refund a compensation cheque received from an agency in the amount of $5,710.47 that was cashed without right.

Count 2: While neither she nor any of her agency brokers was involved in the leasing of an immovable:

(a) On or about June 5, 2019, issued a compensation invoice to an agency in the amount of $2,456.62, representing the first instalment of compensation;
(b) On or about November 13, 2019, resent a compensation invoice dated June 5, 2019, to an agency and cashed a cheque representing the second instalment of compensation, in the amount of $2,456.62;
(c) On or about November 15, 2019, claimed the first instalment of compensation from an agency; and
(d) On or about November 22 and 28, 2019, claimed and collected administrative fees from an agency to repay the second instalment of compensation.

In addition, the Committee also ordered that the following restriction be imposed on Ms. Esfahani's licence, which will be enforceable when the above-mentioned suspension period has been served in full:

Prohibition from being designated as agency executive officer for a period of two (2) years.
