NOTICE OF REVOCATION AND PERMANENT SUSPENSION OF
SYLVIA YOUNAN’S LICENCE (C7166)

Be advised that on October 10, 2025, the Court of Québec confirmed the decision rendered by the Discipline Committee on December 14, 2023, ordering that the real estate broker’s licence of Ms. Sylvia Younan, whose establishment was located in Pointe-Claire, be revoked. The Committee also ordered the permanent suspension of Ms. Younan's licence should a new licence be issued to her, and prohibited the issuance of any licence category to Ms. Younan and to an agency in which Ms. Younan is a shareholder and/or a director for committing the following offences:

Count 2: Concerning an immovable located in L'Île-Bizard, while representing the promisor-buyers in a promise to purchase:

a. From April 7 to 9, 2019, contacted or tried to contact the seller directly while he was represented by real estate brokers;
b. On or about April 7, 2019, had the sellers sign an acknowledgement of receipt of the mortgage acceptance letter while they were represented by real estate brokers;
c. On or about April 7, 2019, backdated the sellers' signature to said acknowledgement of receipt.

Count 3: On or about August 31, 2021, as part of an investigation conducted by the Syndic's Office concerning an immovable located in L’Île-Bizard, falsely told the Assistant Syndic that she had not visited the said immovable to have the sellers sign an acknowledgement of receipt of the mortgage acceptance letter.

Count 4: On or about December 13, 2019, concerning an immovable located in Dollard-des-Ormeaux, received remuneration of 5% while she had agreed to reduce remuneration to 3%.

Count 5: On or about January 21, 2021, as part of an investigation conducted by the Syndic's Office concerning an immovable located in Dollard-des-Ormeaux, falsely told the Assistant Syndic that it was the seller who sent the email confirming the reduction in remuneration to 3%, without her knowledge, using her cellphone.
