Be advised that on August 18, 2023, the OACIQ Discipline Committee ordered that the real estate broker’s licence of Mr. Yassine Chentoufi, whose establishment was located in Gatineau, be immediately provisionally suspended, and prohibited the issuance of any licence category until a final decision is made on the disciplinary complaint, for allegedly committing the following offences:
Count 1: Between or around November 25, 2022 and March 20, 2023, the Defendant, personally and through Yassine Chentoufi Courtier Immobilier Inc., of which he is the president and sole shareholder, appropriated the approximate sum of $231,290 from companies specialized in remuneration advances by setting up a fraudulent scheme to simulate 11 false real estate transactions, in which property owners and nominees were involved without their knowledge by means of signatures and false documents he forged, including: (a) brokerage contracts to sell and purchase, (b) a Centris form, (c) declarations by the seller, (d) a disclosure notice, (e) promises to purchase and (f) financing letters.
Count 2: As of or around November 30, 2022, the Defendant, personally and through Yassine Chentoufi Courtier Immobilier Inc., of which he is the president and sole shareholder, abused the good faith and trust of his real estate agency by involving it, without its knowledge, in a fraudulent scheme to illegally obtain remuneration advances totalling the approximate sum of $231,290 by simulating 11 false real estate transactions, making it jointly and severally liable for repayment of the advances received in about 8 of these false transactions.
Count 3: On or around November 30, 2022, the Defendant falsely listed or allowed someone to list an immovable for sale on an information listing service.
