NOTICE OF SUSPENSION
OF MRS. RIMMA ALIDZAEVA’S LICENCE

NOTICE is hereby given that Mrs. Rimma Alidzaeva, former real estate broker (licence no. D1803) whose establishment was located in Dollard-des-Ormeaux, has been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:

1st count: On or about August 15, 2005, concerning a property, Defendant had (…) participated in the drafting of a promise to purchase between the buyer and the seller, indicating a false selling price, while she knew or should have known that it did not represent the real selling price agreed upon by the parties, the whole contrary to section 13 of the Rules of Professional Ethics of the Association des courtiers et agents immobiliers du Québec;

2nd count: On or about October 30, 2005, concerning a property, Defendant let the buyer and the seller sign the Amendments and Notice of Fulfillment of Conditions form indicating that: “Buyer and seller mutually agree to release the notary and the listing agent (listing, selling) of any liability in this transaction” (sic), the whole contrary to section 31 of the Rules of Professional Ethics of the Association des courtiers et agents immobiliers du Québec;

3rd count: Beginning on or about August 15, 2005, concerning a property, Defendant did not send without delay to the Manager of the place of business to which she is assigned, the Promise to purchase and its annexes, the whole contrary to section 147 of the By-Laws of the Association des courtiers et agents immobiliers du Québec.

On November 26, 2013, the Discipline Committee ordered the suspension of Mrs. Rimma Alidzaeva’s real estate broker’s licence (licence no. D1803) for a period of one (1) year on counts no. 1, 2 and 3 of the formal complaint, to be served consecutively to the judgment rendered in file 33-10-1342.

Given that Mrs. Rimma Alidzaeva is no longer a licence holder, her licence will be suspended for a period of one (1) year whenever she becomes a licence holder again.

This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
