NOTICE OF SUSPENSION
OF MRS. AGNITA GRÉGOIRE’S LICENCE

NOTICE is hereby given that Mrs. Agnita Grégoire, former real estate broker (licence No. C7128) whose establishment was located in Laval, has notably been found guilty by the Discipline Committee of the Organisme d’autoréglementation du Courtage Immobilier du Québec of the offences summarized below:

2nd count: From on or about June 20, 2004, concerning an immovable:

a) to have made a representation to the owner to the effect that if she signed a Promise to Purchase, she would receive a certain sum of money to be paid at the resale of that property, while she knew or should have known that the latter had not the financial capacity to make this acquisition;

b) to have transmitted or allowed the transmission of false documents to a Bank, in order to obtain a mortgage financing;

c) …

d) to have written an unauthorized signature on lease document;

e) …

committing for every and each of the above paragraphs, an offence to sections 13 and 24 of the Rules of professional ethics of the ACAIQ.

3rd count: On or about September 28, 2005, concerning an immovable, to have let another person than the owner of this immovable sign the Brokerage Contract;

the whole contrary to section 13 of the Rules of professional ethics of the ACAIQ.

9th count: In Brossard, on or about November 24, 2008, concerning an immovable, to have made a false statement to the Assistant syndic;

the whole contrary to the provisions of section 55 of the Rules of professional ethics of the ACAIQ.

On November 1, 2011, the Discipline Committee ordered a suspension of Mrs. Agnita Grégoire’s real estate broker’s licence for a period of six (6) months on each of the counts no. 2 a) and 2 b) of the complaint, a suspension for a period of two (2) months on count no. 2 d), a suspension for a period of three (3) months on count no. 3 and a suspension of three (3) months on count no. 9.

These suspension periods shall be served consecutively as of the date of the appeals deadline if the defendant is the holder of a licence issued by the OACIQ or, if not, whenever she becomes a licence holder again.

Given that Mrs Agnita Grégoire is no longer a licence holder, her licence will be suspended for a period of twenty (20) months whenever she becomes a licence holder again.

This notice is given in accordance with section 98.1 of the Real Estate Brokerage Act (R.S.Q., c. C-73.2) and section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
