NOTICE OF SUSPENSION
OF MRS. BÉATRICE BRIZARD’S LICENCE

NOTICE is hereby given that Mrs. Béatrice Brizard, former real estate broker (licence no. E0874) whose establishment was located in Montréal, has notably been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:

1st count: Between on or around January 5, 2010 and on or around February 16, 2010, in the course of steps undertaken to obtain a financing secured by immovable hypothec for the purchase of an immovable by a promising buyer, having:

a) advised and encouraged forgery of documents;

b) sent false documents to a financial institution;

committing an offence under section 35 for count no. 1a) and an offence under section 13 for count no. 1b) of the Rules of Professional Ethics of the ACAIQ.

3rd count: On or around January 9, 2010, concerning an immovable, whereas he had agreed with the seller on a selling price of $249,500 for the said immovable, having:

a) indicated or allowed someone to indicate on the “Single-family promise to purchase” document a selling price of $278,000;

b) sent the said “Single-family promise to purchase” document to a financial institution;

committing, on each of these occasions, an offence under section 13 of the Rules of Professional Ethics of the ACAIQ.


On October 24, 2012, the Discipline Committee ordered a suspension of Mrs. Béatrice Brizard’s real estate broker’s licence for a period of six (6) months on count no. 1 a) of the complaint, a suspension for a period of six (6) months on count no. 1 b) of the complaint, a suspension for a period of three (3) months on count no. 3 a) of the complaint and a suspension for a period of three (3) months on count no. 3 b) of the complaint, to be served as of the appeals deadline if the defendant is the holder of a licence issued by the OACIQ or, if not, whenever she becomes a licence holder again.

Given that Mrs. Béatrice Brizard is no longer a licence holder, her licence will be suspended for a period of six (6) months whenever she becomes a licence holder again.

This notice is given in accordance with section 98.1 of the Real Estate Brokerage Act (R.S.Q., c. C-73.2) and section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
