NOTICE OF SUSPENSION OF
MS. JOHANNE CHAMPAGNE’S LICENCE
NOTICE is hereby given that Johanne Champagne, former real estate broker (Licence No. C4495), whose establishment was located in Montréal, has been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:
1st count: Acted blindly or for convenience by completing the following documents:
a) on or around October 28, 2009, concerning an immovable, a Promise to purchase, an Annex A and an Annex B designating a promising buyer;
b) on or around October 31, 2009, concerning an immovable, a Promise to purchase, an Annex A and an Annex B designating a promising buyer;
c) on or around November 18, 2009, concerning an immovable, a brokerage contract except section 4 “Price and terms of sale”, designating a seller;
d) on or around November 30, 2009, concerning an immovable, an Amendment and notice of fulfilment of conditions form, concerning a buyer;
and by submitting some of these documents to a third party to supposedly obtain the signature of individuals designated therein; committing on each of these occasions, an offence under section 13 of the Rules of Professional Ethics of the ACAIQ.
2nd count: completed, on six occasions between September 2000 and February 2010, documents “Information sheet about the client (person) ACI”, while she had not met the client concerned and/or seen the originals of ID cards notably concerning promising buyers and a seller; committing on each of these occasions, an offence under section 1 of the Rules of Professional Ethics of the ACAIQ.
On November 26, 2014, the Discipline Committee ordered the suspension of Johanne Champagne’s real estate broker’s licence (Licence No. C4495) for a total period of fifteen (15) months.
Given that Johanne Champagne is no longer a licence holder, her licence will be suspended whenever she becomes a licence holder again.
This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
