NOTICE OF SUSPENSION OF
MS. LISE BERGERON’S LICENCE

NOTICE is hereby given that Ms. Lise Bergeron, former real estate broker (Licence No. D3254), whose establishment was located in Montréal, has notably been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:

1st count: Between on or around May 8, 2008 and on or around August 8, 2008, in the course of steps taken to obtain a financing secured by immovable hypothec for the acquisition of immovables, sent and/or had someone send to financial institutions false documents and inaccurate information to support financing applications, including:

a) as part of a promising buyer’s mortgage financing application concerning an immovable;
b) as part of a promising buyer’s mortgage financing application concerning an immovable;
c) as part of promising buyers’ first mortgage financing application concerning an immovable;
d) as part of promising buyers’ second mortgage financing application concerning an immovable;
e) as part of a promising buyer’s mortgage financing application concerning an immovable;
f) as part of a promising buyer’s mortgage financing application concerning an immovable;

while she had not obtained these documents and information from concerned buyers and/or she had failed or neglected to confirm their legitimacy by these buyers, committing, on each of these occasions, an offence under section 13 of the Rules of Professional Ethics of the ACAIQ.

3rd count: Between on or around March 27, 2008 and on or around May 29, 2008, made sure or allowed an individual other than the one designated as the borrower to sign the “Exclusive brokerage contract granted to Multi-Prêt Hypothèques”, committing an offence under section 13 of the Rules of Professional Ethics of the ACAIQ.

4th count: Between on or around May 8, 2008 and on or around August 8, 2008, took steps to obtain mortgage financing while no brokerage contract was entrusted to her and/or she had no authorization from promising buyers, committing on each of these occasions offences (sic) under section 13 of the Rules of Professional Ethics of the ACAIQ.

On June 26, 2014, the Discipline Committee ordered the suspension of Lise Bergeron’s real estate broker’s licence (Licence No. D3254) for consecutive periods of three (3) months on each of the counts Nos. 1 a) to 1 f), and concurrent periods of one (1) month on count No. 3 a) and 4, but consecutively with counts 1 a) to 1 f) of the formal complaint, to be served as of the expiry of the appeals deadline if she is the holder of a licence issued by the OACIQ or, if not, whenever she becomes a licence holder again.

Given that Lise Bergeron is no longer a licence holder, her licence will be suspended for a period of nineteen (19) months whenever she becomes a licence holder again.

This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
