File: 33-12-1474

NOTICE is hereby given that Lise Gagnon, former real estate broker (Licence No. C5918), whose establishment was located in Ayer’s Cliff, has notably been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:

1st count: Concerning an immovable:

a) at an unknown date falling on or prior to May 30, 2008, participated and/or forged an invoice bearing the header of another real estate broker to obtain the payment of remuneration;
c) as of July 2, 2008, allowed someone to send a formal demand to the seller to obtain the payment of an amount of $3,000, unbeknownst to another real estate broker;

thus committing, respectively for each of these paragraphs, offences under section 13 of the Rules of Professional Ethics of the ACAIQ and section 72 (2) of the ACAIQ’s By-laws.

2nd count: As of or around March 14, 2008, concerning an immovable, did not immediately send to the manager of the establishment to which she was assigned the information and documents necessary for maintaining records, books and registers, namely:

a) a promise to purchase and its annex;
b) a counter-proposal to a promise to purchase;
c) an Annex G;

committing, on each of these occasions, an offence under section 147 of the ACAIQ’s By-laws.

On August 14, 2014, the Discipline Committee ordered the suspension of Lise Gagnon’s real estate broker’s licence (Licence No. C5918) for a period of sixty (60) days on count No. 1 a) and for periods of thirty (30) days on counts No. 1 c), 2 a), 2b) and 2 c) of the complaint, to be served concurrently with each other.

Given that Lise Gagnon is no longer a licence holder, her licence will be suspended for a period of sixty (60) days whenever she becomes a licence holder again.

This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
