NOTICE OF SUSPENSION OF
MR. CHRISTIAN PELLERIN’S LICENCE

NOTICE is hereby given that Christian Pellerin, former real estate broker (Licence No. D5176), whose establishment was located in Laval, has been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:

Count 1: On or around March 28, 2009, concerning an immovable, had the Amendments and notice of fulfilment of conditions form signed or allowed the seller to sign it; the form particularly states that:

«M2.3 Autres modifications A) Suite à l’inspection en bâtiment le 27 mars 2009 et les travaux de réparations et rénovations requis, une remise de 25 000$ au compte d’un notaire en fidéicommis retenu à l’acte de vente notarié pour l’acheteur.» (sic)

whereas he knew or should have known that the immovable, following said inspection, did not require work justifying such a deduction.

Count 2: Concerning an immovable, did not immediately send to the manager of the business place to which he was assigned, the information and documents required to maintain records, books and registers, including:

a) as of or around March 11, 2009, a promise to purchase and its annexes AA and AB;

b) as of or around March 13, 2009, a counter-proposal;

c) as of or around March 28, 2009, an Amendments and notice of fulfilment of conditions form;

On April 10, 2015, the Discipline Committee ordered, concerning counts Nos. 1 and

2 a), 2 b) and 2 c) of the formal complaint, the suspension of Christian Pellerin’s real estate broker licence (Licence No. D5176) for periods totalling ninety (90) days.

Given that Christian Pellerin is no longer a licence holder, his licence will be suspended for a period of ninety (90) days whenever he becomes a licence holder again.

This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
