NOTICE OF SUSPENSION OF
MS. EMMANUELLE BUREAU-BERGERON’S LICENCE

NOTICE is hereby given that Ms. Emmanuelle Bureau-Bergeron, former real estate broker (Licence No. D8965), whose establishment was located in Montréal, has notably been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offence summarized below:

3rd count: On or around May 23, 2011, concerning an immovable:

a) made an agreement with the first rank mortgage creditor in order to present him with potential buyers;

b) had the mortgage creditor sign an exclusive brokerage contract;

c) drafted a promise to purchase for promising buyers and had it accepted by the mortgage creditor;

and this while the exclusive brokerage contract that had been entrusted to her by the seller was still in force, thus committing an offence under section 2 of the Regulation respecting brokerage requirements, professional conduct of brokers and advertising.

On June 4, 2014, the Discipline Committee ordered a suspension of Ms. Emmanuelle Bureau-Bergeron’s real estate broker’s licence (Licence No. D8965) for a period of sixty (60) days on count No. 3 of the formal complaint.

Given that Ms. Emmanuelle Bureau-Bergeron is no longer a licence holder, her licence will be suspended for a period of sixty (60) days whenever she becomes a licence holder again.

This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
