Be advised that on September 25, 2023, the Discipline Committee ordered that the real estate agency licence of Les Immeubles Richelieu N. Réon Inc., whose establishment was located in St-Jean-sur-Richelieu, be immediately revoked and permanently suspended, prohibited the issuance of any licence category to Les Immeubles Richelieu N. Réon Inc., and prohibited the issuance of a licence to an agency within which Les Immeubles Richelieu N. Réon Inc. is a shareholder and/or a director, for allegedly committing the following offences:

Count 1: During the years 2022 and 2023, failed to ensure that the debit balance in trust for all of the agency’s clients was covered without delay.

Count 2: During the year 2023, failed to ensure that all trust monies were held in trust and allowed or tolerated the agency’s trust account to have a negative balance.

Count 3: On or about April 15, 2022, appropriated or used for other purposes the $25,000 deposit paid by a promisor-buyer PB1 for a transaction to be notarized on or before July 15, 2022.

Count 4: As of or about March 17, 2022, appropriated or used for other purposes the sum of approximately $400,000, which she acknowledges owing to real estate broker A as remuneration.

Count 5: As of April 4, 2022, appropriated or used for other purposes the sum of approximately $33,235.11, which she acknowledges owing to real estate broker B as remuneration.

Count 6: On or before February 14, 2023, appropriated or used for other purposes the sum of approximately $2,196.02 owing to agency C as remuneration.

Count 7: As of or about February 20, 2023, failed to ensure that its sole director, the holder of a real estate broker licence, did not hinder the work of the OACIQ Inspection Department and comply with the Real Estate Brokerage Act.

Count 8: As of February 23, 2023, failed to ensure that its sole director, the holder of a real estate broker licence, did not hinder the investigation of the Assistant Syndic and comply with the Real Estate Brokerage Act.
