A licence restricted to commercial or residential brokerage limits the real estate broker’s activities to that specific practice right.

For example, a real estate broker restricted to residential brokerage cannot participate in the sale, purchase, or leasing of a commercial property, as he does not have the expertise or the certification to do so. 

However, it is possible for a real estate broker to hold both residential and commercial practice rights simultaneously. In this case, he may carry out any real estate transaction, be it residential or commercial. The practice rights held by a real estate broker are indicated in the Register of licence holders.

Procedure

A real estate broker who wishes to add a new practice right must:

  • Complete a basic training program in that specific area, and
  • Pass the OACIQ certification exam corresponding to that area

After successfully taking the exam, the broker must, within 12 months:

After receiving the email confirming that the practice right has been added, the new licence will be available for downloading via the Brokers’ Area.

IMPORTANT

The annual fee for maintaining a licence remains unchanged, whether a practice right is added or removed by the real estate broker.

However, adding or removing a practice right  requires adjustments to be made to the Mandatory Continuing Education Program (MCEP) and changes to the real estate broker’s advertisements.
