NOTICE OF SUSPENSION OF
ÉLAINA AYOTTE’S LICENCE (G7955)

Be advised that on February 23, 2026, the OACIQ Discipline Committee ordered that the real estate broker’s licence of Ms. Élaina Ayotte, whose establishment was located in Saint-Alphonse-de-Rodriguez, be suspended for a period of 240 days whenever she becomes a licence holder again for committing the following offences:
Count 1: Forged the signature of her colleague and co-lister on the following two brokerage contracts: (a) on or about June 6, 2021, and (b) on or about June 7, 2022.
Count 3: As of or about June 30, 2022, while representing the sellers in the course of the performance of a brokerage contract, placed herself in a conflict of interest:
(a) By personally submitting a promise to purchase while she had not terminated her brokerage contract
(b) By not informing the sellers objectively about the possibility of seeking representation by a real estate broker of their choice
(c) By negotiating the terms and conditions of purchase of the property directly with the sellers
(d) By personally acquiring the property
Count 4: As of or about August 17, 2022, while representing the sellers in the course of the performance of a brokerage contract, placed herself in a conflict of interest by negotiating a reduction of the sale price for the benefit of the prospective buyers named in a promise to purchase.
Count 5: As of November 18, 2022, in the course of the performance of a brokerage contract, did not immediately send the documents required to maintain records, books and registers to the real estate agency she was acting for, namely:
(a) The seller’s declarations
(b) The promise to purchase and the documents used to complete the transaction.
