NOTICE OF SUSPENSION OF
LUC GUINDON’S LICENCE (F0489)

Be advised that on June 3, 2026, the OACIQ Discipline Committee ordered that the real estate broker’s licence of Mr. Luc Guindon, whose establishment is located in Salaberry-de-Valleyfield, be suspended from July 10, 2026, to July 8, 2028, for committing the following offences:
Count 1: On or about April 13, 2022, while he was not involved in the transaction, he impersonated the real estate broker of the prospective buyers under the promise to purchase, in order to file a request for assistance with the OACIQ against S.V., real estate broker and seller of the property;
Count 2: On or about April 13, 2022, while he was not involved in the transaction, he denigrated and attempted to undermine the relationship between the real estate broker and seller of the property, and between the prospective buyers under the promise to purchase and their real estate broker;
Count 3: On or about October 18, 2022, in the course of performing a brokerage contract, attempted to impose inspection conditions that had not been agreed upon in the promise to purchase on the prospective buyers;
Count 4: As of or about October 18, 2022, in the course of performing a brokerage contract, concealed from the public a pre-purchase inspection report carried out on October 17, 2022, which led to the cancellation of the promise to purchase. This report notably revealed a major crack in the foundation and concluded that a geotechnical test was necessary;
Count 5: As of or about October 16, 2022, in the course of performing a brokerage contract, did not immediately send the promise to purchase to the real estate agency for which he was acting.
