NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON DIANE LANDRY’S LICENCE

Notice is hereby given that Diane Landry, residential real estate broker, licence number J4718, whose establishment is located in Mirabel has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2) of the Real Estate Brokerage Act.
On April 24, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Diane Landry’s licence:
Should Diane Landry fail to comply with the above conditions and restrictions, her right to engage in professional real estate brokerage activities shall be suspended until she does so.
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
The decision became enforceable on July 1st, 2025.

Notice is hereby given that Diane Landry, residential real estate broker, licence number J4718, whose establishment is located in Mirabel has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2) of the Real Estate Brokerage Act.
On April 24, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Diane Landry’s licence:
- Within 6 months of her licence issuance, she must complete the training course entitled “The broker as a self-employed worker,” provided by the OACIQ Training Department.
- Within 6 months of her licence issuance, the applicant must complete the training course “Professional conduct, the cornerstone of your daily practice,” provided by the OACIQ Training Department.
- Within 30 days of her licence issuance, she shall send the OACIQ Registry Service proof of her registration for the training courses mentioned in paragraph (a) and (b).
- Within 3 months of her licence issuance, she must take the training course "McGill Personal Finance Essentials" and send proof thereof to the OACIQ Registry Service.
- For 24 months following her licence issuance, she shall be prohibited from carrying on real estate brokerage activities on her own account.
- Until 24 months after her licence issuance, the applicant shall be prohibited from carrying on real estate brokerage activities within a business corporation.
- For 24 months following her licence issuance, the applicant shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter retains the GST and QST payable to her, until she is required to remit them upon transmission of her tax return to be kept in the agency's file.
- A copy of the agreement mentioned in paragraph (g) shall be sent to the OACIQ Registry Service within thirty (30) days of her licence issuance.
- Within 30 days of her licence issuance, the applicant shall send the Organization’s Registry Service a signed undertaking from her agency executive officer by which the latter undertakes to supervise the applicant, according to the supervision plan in place, for 24 months following her licence issuance.
- The applicant shall send the follow-up report drawn up in accordance with the supervision plan to the Organization’s Registry Service every six months.
- Within 30 days of her licence issuance, the applicant shall send the Organization’s Registry Service an undertaking signed by her agency executive officer, confirming that the applicant will be assisted by a broker for all her listings and acquisition files, in accordance with the terms and conditions set out in the said undertaking, for 12 months following her licence issuance.
- In the event of any agency change during the periods mentioned in paragraphs (g), (i) and (k), the applicant shall send the Organization’s Registry Service a new undertaking under the same conditions with the new agency within 30 days of the agency change.
- The periods referred to in the decision shall end only upon the completion of such periods with an active real estate broker's licence.
- The periods referred to in the decision shall be suspended in the event the applicant suspends or revokes her real estate broker's licence.
Should Diane Landry fail to comply with the above conditions and restrictions, her right to engage in professional real estate brokerage activities shall be suspended until she does so.
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
The decision became enforceable on July 1st, 2025.
