NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS ON CATHERINE DECHAMPLAIN’S LICENCE

Notice is hereby given that Catherine Dechamplain, full-service real estate broker (licence G7109), whose establishment is located in Montreal, has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.

On December 4, 2025, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Ms. Dechamplain’s licence:
  1. Within 6 months of her licence issuance, she must complete the training activity “The broker as a self-employed worker,” provided by the OACIQ Training Department.
  2. Within 30 days of notification of this decision, the licensee shall send proof of her registration for the training activity mentioned in paragraph (a) to the OACIQ Registry Service.
  3. Within 6 months of her licence issuance, she must take the training activity "McGill Personal Finance Essentials7" and send proof thereof to the OACIQ Registry Service.
  4. Within 6 months of her licence issuance, the licensee must complete the training activity “Self-employed workers and taxation8” offered by Revenu Québec in collaboration with the Quebec Professional Association of Real Estate Brokers and send proof thereof to the OACIQ Registry Service.
  5. As of the notification of this decision until 36 months after her discharge from bankruptcy, the licensee shall be prohibited from carrying out real estate brokerage activities on her own account; she has to act on behalf of an agency.
  6. As of the notification of this decision until 36 months after her discharge from bankruptcy, the licensee shall be prohibited from carrying out real estate brokerage activities within a business corporation.
  7. As of the notification of this decision until 36 months after her discharge from bankruptcy, the licensee shall enter into and maintain a written agreement with the agency within which she carries out her real estate brokerage activities to the effect that the latter retains the GST and QST payable to her until she is required to remit them upon transmission of her tax return to be kept in the agency's file.
  8. As of the notification of this decision until 36 months after her discharge from bankruptcy, the licensee shall enter into and maintain a written agreement with the agency within which she carries out her real estate brokerage activities to the effect that the latter holds a minimum of 20% of her remuneration for the purpose of paying her taxes, until such time as she is required to remit it upon transmission of a copy of her notices of assessment, or for the purpose of making instalment payments.
  9. A copy of the agreement mentioned in paragraphs (g) and (h) shall be sent to the OACIQ Registry Service within 60 days of notification of this decision.
  10. In the event of any agency change during the period referred to in this decision, the licensee shall enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
  11. All the periods mentioned in this decision shall end only upon the completion of such periods with an active real estate broker's licence.
  12. All the periods mentioned in this decision shall be suspended in the event the licensee suspends or revokes her real estate broker's licence.
Should Ms. Dechamplain fail to comply with the above conditions and restrictions, her right to engage in professional real estate brokerage activities shall be suspended until she does so.

This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.

The decision became enforceable on April 13, 2026.
