NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON CHRISTIAN KOBIELA’S LICENCE

NOTICE is hereby given that Christian Kobiela, residential real estate broker (licence H0832), whose establishment is located in Beloeil, has had conditions and restrictions imposed on his licence, following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2°) of the Real Estate Brokerage Act.
On April 9, 2026, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Kobiela’s licence:
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
The decision became enforceable on May 22, 2026.

NOTICE is hereby given that Christian Kobiela, residential real estate broker (licence H0832), whose establishment is located in Beloeil, has had conditions and restrictions imposed on his licence, following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2°) of the Real Estate Brokerage Act.
On April 9, 2026, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Kobiela’s licence:
- Within 6 months of his licence issuance, he must complete the training course entitled “The broker as a self-employed worker,” provided by the OACIQ Training Department.
- Within 30 days of his licence issuance, he shall send the OACIQ Registry Service proof of his registration for the training mentioned in paragraph (a).
- Within 3 months of his licence issuance, he must take the training course "McGill Personal Finance Essentials" and send proof thereof to the OACIQ Registry Service.
- The licence holder shall be prohibited from carrying on real estate brokerage activities on his own account from notification of this decision until 36 months after his discharge from bankruptcy.
- As of the notification of this decision and until 36 months following his discharge from bankruptcy, he shall be prohibited from carrying out real estate brokerage activities within a business corporation.
- From the notification of this decision until 36 months following his discharge from bankruptcy, he shall enter into and maintain a written agreement with the agency within which he carries out his real estate brokerage activities to the effect that the latter retains the GST and QST payable to him until he is required to remit them upon transmission of his tax return every three months, which should be kept in the agency's file.
- From the notification of this decision until 36 months after his discharge from bankruptcy, he shall enter into and maintain a written agreement with the agency within which he carries out her real estate brokerage activities to the effect that the latter holds a minimum of 20% of his remuneration for the purpose of paying his taxes, until such time as he is required to remit it upon transmission of a copy of his notices of assessment, or for the purpose of making instalment payments.
- A copy of the agreement mentioned in paragraphs (f) and (g) shall be sent to the OACIQ Registry Service within 30 days of notification of this decision.
- In the event of any agency change during the period mentioned in paragraphs (f) and (g), the licence holder shall send the Organization’s Registry Service a new undertaking under the same conditions with the new agency within 30 days of the agency change.
- He shall send his certificate of discharge from bankruptcy to the OACIQ Registry Service as soon as possible after its receipt.
- Should the licence holder not be discharged from his bankruptcy by October 10, 2026, his file will be resubmitted to the Committee.
- The periods referred to in the decision shall end only upon the completion of such periods with an active real estate broker's licence.
- The periods referred to in the decision shall be suspended in the event the licence holder suspends or revokes his real estate broker's licence.
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
The decision became enforceable on May 22, 2026.
