A draft regulation has just been published to create a title of residential condominium specialist. A 45‑day public consultation period is now open: you may consult the Official Gazette of Québec (PDF).

  • Why this specialist title?

    Co-ownership transactions are often more complex than other types of transactions. The goal is to:

    • Better recognize real estate brokers who have specific expertise and training in residential co-ownership
    • Help consumers identify these specialized professionals more easily
  • Who could obtain this title?

    • Residential real estate brokers
    • Real estate brokers who hold both residential and commercial rights to practise
  • What would the requirements be?

    The draft regulation provides for the following:

    • A mandatory training activity specific to residential co-ownership
    • A mandatory practical experience in co-ownership transactions
    • Penalties (PDF) for unauthorized use of the title
  • And what next?

    • The consultation ends in 45 days
    • The government will then decide whether to adopt the regulation, with or without amendments
    • New information will be provided as it becomes available

Important to know

  • It would not be mandatory to hold this title to engage in residential co-ownership transactions. A broker who does not hold this title could therefore continue to practise as usual
  • However, the specialist title would primarily be used to showcase more advanced expertise that the broker could then promote to the public
