NOTICE OF SUSPENSION
OF MR. HAL SHEARS’S LICENCE

NOTICE is hereby given that Mr. Hal Shears, former real estate broker (licence No. C2151), whose establishment is located in Laval, has notably been found guilty by the Discipline Committee of the Organisme d’autoréglementation du Courtage Immobilier du Québec of the offences summarized below:

2nd count: On or about November 30th, 2005, with respect to an immovable, Defendant signed a “Contrat de courtage” supposedly on behalf of a financial institution, whereas he had no written authorization from that financial institution to do so, the whole contrary to section 13 of the Rules of professional ethics of the ACAIQ.

3rd count: On or about November 30th, 2005, with respect to an immovable, Defendant signed a “Contrat de courtage” supposedly on behalf of a financial institution, whereas the said “Contrat de courtage” contained no disclosure pertaining to the fact that the said immovable had been used as “une maison de marijuana”, the whole contrary to section 13 of the Rules of professional ethics of the ACAIQ.

On October 28, 2011, the Discipline Committee ordered a suspension of Mr. Hal Shears’s real estate broker’s licence (C2151) for a period of thirty (30) days on count no. 2 of the complaint and a suspension for a concurrent period of ninety (90) days on count no. 3. These suspension periods shall be served as of the date of the appeals deadline if the defendant is the holder of a licence issued by the OACIQ or, if not, whenever he becomes a licence holder again.

Given that Mr. Hal Shears does not hold a licence, his licence shall be suspended for a period of ninety (90) days whenever he becomes a licence holder again.

This notice is given in accordance with section 98.1 of the Real Estate Brokerage Act (R.S.Q., c. C-73.2) and section 33 of the Regulation respecting the issue of broker’s and agency licences (R.S.Q., c. C-73.2, r.3).
