NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON JUDITH TAILLEFER-LAENENS’ LICENCE

NOTICE is hereby given that Judith Taillefer-Laenens, residential real estate broker, licence number H7424, whose establishment is located in Blainville has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2°) of the Real Estate Brokerage Act.

On October 5, 2023, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Judith Taillefer-Laenens :

That it is appropriate to issue a real estate broker’s licence to the applicant with the following conditions and restrictions:
  1. Within 6 months of her licence issuance, she must complete the training course entitled “The broker as a self-employed worker,” provided by the OACIQ Training Department.
     
  2. Within 30 days of her licence issuance, the applicant shall send the OACIQ Registry Service proof of her registration for the training mentioned in paragraph (a).
     
  3. For 36 months following her licence issuance, she will be prohibited from acting on her own account.
     
  4. For 24 months following her licence issuance, the applicant shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter retains the GST and QST payable to her, until she is required to remit them upon transmission of her tax return to be kept in the agency's file.
     
  5. A copy of the agreement mentioned in paragraph (b) shall be sent to the OACIQ Registry Service within thirty (30) days of her licence issuance.
     
  6. In the event of any agency change during the period mentioned in paragraph (d), the applicant must enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
     
  7. The periods referred to in paragraphs (c) and (d) shall end only upon the completion of such periods with an active real estate broker's licence.
     
  8. The periods referred to in paragraphs c) and d) shall be suspended in the event the applicant suspends or revokes her real estate broker's licence.
     
Should the applicant fail to comply with the above conditions and restrictions, her real estate broker's licence shall be suspended until she does so.

This notice became enforceable on November 6, 2023.

This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
