NOTICE OF SUSPENSION
OF MRS. SUZANNE BRUNET’S LICENCE

NOTICE is hereby given that Mrs. Suzanne Brunet, former real estate broker (licence no. A2499) whose establishment is located in Morin-Heights, has been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec of the offence summarized below:

1st count: Beginning on or about December 14th, 2005, concerning an immovable, the Defendant falsely let believe:

a) to the building inspector and the buyers that the roof of the said property went through a complete refection;

b) to the building inspector and the buyers that there was only a slight water infiltration in the basement, at the bottom of the stairs, during spring time;

c) to the building inspector and the buyers that there was nothing behind the wall facing the stairs to the basement;

committing in each of these occasions, an offence to section 28 of the Rules of Professional Ethics of the ACAIQ.

On January 23, 2012, the Discipline Committee ordered a suspension of Mrs. Suzanne Brunet’s real estate broker’s licence for a concurrent period of sixty (60) days on count no. 1 a), 1 b) and 1 c) of the complaint. This suspension period shall be served as of the date of the appeals deadline if the defendant is the holder of a licence issued by the OACIQ or, if not, whenever she becomes a licence holder again.

Given that Mrs. Suzanne Brunet is no longer a licence holder, her licence will be suspended for a period of sixty (60) days whenever she becomes a licence holder again.

This notice is given in accordance with section 98.1 of the Real Estate Brokerage Act (R.S.Q., c. C-73.2) and section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
